How to list and sell your condo yourself
No rule requires an agent to sell a condo in Singapore. You price and market the home, agree terms with the buyer and grant an Option to Purchase, while a conveyancing lawyer holds the deposit and completes the sale. Check Seller's Stamp Duty first: homes bought on or after 4 July 2025 pay it if sold within 4 years.

Check Seller's Stamp Duty first
Seller's Stamp Duty is charged on the higher of the price and the market value, and the seller pays it within 14 days of the executed sale contract.
- Bought on or after 4 July 2025: 16% if sold within 1 year, 12% within 2 years, 8% within 3 years, 4% within 4 years, none after 4 years.
- Bought from 11 March 2017 to 3 July 2025: 12% within 1 year, 8% within 2 years, 4% within 3 years, none after 3 years.
Steps to sell your condo yourself
- Work out what you will receive: the price minus your outstanding loan and the CPF savings you used plus accrued interest, which go back to your CPF account.
- Appoint a conveyancing lawyer before you grant an option. CEA’s option template has the vendor’s solicitors receive the exercised option, hold the deposit as stakeholders and collect the balance, and your lawyer discharges any CPF charge on the home.
- Set your price from recent transactions in the project and a current estimate of its value.
- List and market the home, then hold viewings.
- Agree the price, option fee, exercise amount, option period and completion date. CEA’s template leaves these blank for you to agree, and suggests two weeks as the option period.
- Grant the Option to Purchase. CEA’s template is optional, and you can amend it or negotiate other terms.
- The buyer exercises the option and pays the exercise amount. The buyer pays Buyer’s Stamp Duty; you pay any Seller’s Stamp Duty within 14 days.
- Your lawyer completes the sale, repays your loan and refunds your CPF account from the proceeds.
When the buyer has an agent
- An agent can act for only one party in a transaction, so a buyer’s agent works for the buyer.
- Commission is not fixed. Agree in writing before viewings that you will not pay the buyer’s agent.
- The buyer’s agent will ask you for information for their own checks.
- If you signed an exclusive agreement with an agency, CEA warns that you may owe it commission even if you sell on your own.
Your CPF refund
Selling the whole property means refunding the CPF principal you withdrew and the accrued interest. You do not need to top up a CPF refund shortfall in cash as long as you sell at market value.

List your homeQuestions
Do I need an agent to sell my condo?
No. CEA publishes a guide for owners buying or selling private homes on their own, and suggests an agent only if you are unfamiliar with the process.
Do I need a lawyer to sell my condo?
CEA's checklist says you may wish to engage one. In practice the standard option has the vendor's solicitors hold the deposit and complete the sale, and your lawyer discharges any CPF charge.
When do I pay Seller's Stamp Duty?
If you sell within the holding period, which is 4 years for homes bought on or after 4 July 2025, you pay it within 14 days of the executed sale contract.
Do I pay the buyer's agent?
Not by default. An agent acts for only one party and commission is not fixed, so agree in writing that the buyer pays their own agent.
Do I have to top up my CPF if I sell at a loss?
No cash top-up is needed for a CPF refund shortfall as long as the property is sold at market value.
