Refinancing or repricing
Repricing moves your loan to another package with the same bank. It needs no new lawyer or valuation, though some banks charge an admin fee. Refinancing moves the loan to a different bank, which means new legal and valuation work, often subsidised by the new bank for larger loans.
Time it to the lock-in
Switch as your lock-in ends to avoid the early repayment penalty. Start comparing about four months ahead: most banks need three months’ written notice before you redeem the loan, and the new bank needs time to approve it.
Costs and clawbacks
Expect legal and valuation fees. Banks that subsidise them may claw the subsidy back if you redeem the loan within a set period, often three years. Check the lock-in and clawback terms of your current loan before you switch.
Refinancing questions
What are the current refinance rates in Singapore?
On 22 October 2026, the lowest indicative first-year rate in Homejourney’s lender feed was 1.45% a year (Maybank, 3-Month SORA), across 7 lenders. Rates are indicative: your offer depends on the loan size, property type and the bank’s approval.
Can I refinance an HDB loan to a bank loan?
Yes, if you meet the new bank’s criteria. The switch is one-way: once an HDB flat is financed by a bank loan, you cannot return to an HDB concessionary loan.
Will refinancing save me money?
Compare the interest you would pay over the new lock-in with the cost of switching: any legal and valuation fees the bank does not subsidise, and any clawback on your current loan. The calculator above estimates the monthly difference.
