Check the valueof any condo
Estimated sale price and rent, based on recent transactions.
How the estimate works
How is a condo’s value estimated?
From recorded resales in the same development and size band first, then nearby developments, then the area. Each sale is brought to this month with a price index for its market segment, and adjusted for floor level, size, age and tenure. With a unit number, sales in the same stack also count. Developer sales are used only when a project has no resales yet.
Where does the data come from?
Private home sales and rental contracts recorded by URA, covering condos, apartments and executive condos. Sales are updated weekly and rental contracts twice a week.
How accurate is it?
In the weekly accuracy check of October 2026, the estimate was tested on 7,127 condo resales from February to July 2026, each valued from earlier sales only. Half came within 2.9% of the actual price and 91% within 10%. For 40,076 condo leases, half came within 4.7% of the actual rent and 80% within 10%.
Is this the same as a bank valuation?
No. Before it lends, a bank has the home valued by a licensed valuer and lends on the lower of the price and that value. This estimate is a guide from recorded transactions, useful for checking a price before you make or accept an offer.
Is this the same as annual value?
No. Annual value is IRAS’s estimate of the yearly rent a property could earn, used to work out property tax. It is not a sale price.
An automated estimate from recorded transactions, not a valuation by a licensed valuer. Do not rely on it for a loan, sale or legal decision.
