Check the valueof an office, shop or factory

Estimated sale price, based on recent transactions.

How the estimate works

How is a commercial or industrial unit’s value estimated?

From recorded sales of the same property type in the same building, then on the same street, priced per square foot. Each sale is brought to this month with a price index for that type, and factory and warehouse units are adjusted for remaining lease. Shops and offices also show the median rent recorded on their street or in their area.

Where does the data come from?

Office, shop, shophouse, factory, warehouse and business park sales recorded by URA, and URA’s median rents for shops and offices, updated monthly.

How accurate is it?

Commercial and industrial units trade less often, so the tool shows a range rather than a single figure. In the weekly accuracy check of October 2026, half of strata shop and office sales came within 9.9% of the actual price and half of strata factory and warehouse sales within 6%. Land-titled factories and warehouses show recent sales only: value them with a licensed valuer.

Is this the same as a bank valuation?

No. Before it lends, a bank has the home valued by a licensed valuer and lends on the lower of the price and that value. This estimate is a guide from recorded transactions, useful for checking a price before you make or accept an offer.

An automated estimate from recorded transactions, not a valuation by a licensed valuer. Do not rely on it for a loan, sale or legal decision.
